Are you thinking about selling your home but worried about competing with the new home community around the corner?  Well you may have reason to be.  New homes come with benefits and incentives that home buyers desire.  New homes can have less maintenance, be more energy efficient and let’s not forget they’re new.  So to stay competitive with the new home market, Porch.com, a home remodeling website and Realtor.com have a few suggestions to contend with that new home in their recent online article, How to Stay Competitive With New Construction.

First discuss your options with a Realtor and see what improvements to your home could help make it more attractive to buyers.  Realtor.com suggest, “Your agent will also know the latest market trends, especially regarding new homes, which gives you insight on how to list your home”

Additionally, a property’s condition does matter.  New homes can be viewed by home buyers as being immaculate and perfect; fresh paint, new carpet and appliances all help with this perception.  You may not need a large renovation project or to make everything new again, but you don’t want buyers to be calculating the remodeling cost while viewing your home.  Porch.com adds, “Homeowners generally value properties with older trees and established landscaping. Play up the value in your older property and update the peeling paint or cracked driveway that may detract attention.

Lastly, know what financial incentives are being offered by the local builder.  To motivate buyers into new homes builders will often offer incentives, such as paying the closing costs or adding something on for free. See what you can do about matching them. That might mean paying the buyer’s closing costs.
